Taking Your Own Real Estate Photos? Try These 5 Tips

Roberta May

Are you planning to make your own home listing, and you're ready to start taking some photos of the space? Here are some tips to make your home look great in the photos.

Tidy Things Up

Having things tidy and organized in your photos can make a big difference in making your home look presentable. You should give your home a pass to just make sure things are tidy and put away, and organize things so that they present well in a photo. For example, take your dining room chairs and push them all the way in and space them out evenly. Open up your window blinds, but make sure they are all pulled up to the same level and even. Clear off clutter from tables, but consider putting a plant or fruit bowl on the surface to bring in a splash of color. You should even turn off ceiling fans because the fan in motion will look weird in your still photos.

Take A Sequence Of Photos With Different Exposures

You are going to need to take several photos at once of each set up at different levels of exposure, then combine them later to make a great photo. This will help take those shots where the windows are open and allow you to see perfectly out the window while having everything in the house exposed properly. This is similar to when your phone takes HDR photos and merges multiple photos together.

Avoid Shooting Too Much Floor Or Ceiling

Photo composition is crucial when taking real estate photos since you want to focus on the space and capture as much as you can in a single photo. Avoid compositions that have too much ceiling or floor in the photo. If necessary, crop the photos so they are all at a similar aspect ratio that is wider and focuses on the room.

Don't Shoot Certain Rooms

Sometimes it is important to not shoot things that just do not photograph well. For example, you may have a very narrow mudroom along the back of your home or a small laundry room in an unfinished part of your basement. You can try taking a photo, but consider not posting it with your real estate listing if it looks bad compared to the other photos.

Take Yard Shot From Outside Your Property

Ask your neighbor if it is okay if you use their yard to take some photos. Getting the widest shot possible of your backyard may involve standing in your neighbor's yard so that you can get a shot that is pushed back as far as possible to capture the entire yard. You may find that the best photo is those taken at a distance where the photo is cropped just above your fence.
